The fun part of buying a new home, for many is looking. If not fun for you, it is still certainly necessary. Not only do you get to look at the possibilities, but you can also get great ideas about how to decorate and organize, or even how to make your home look more salable.
How does one organize a tour? Let’s get started! Obviously, we need a starting point, so let’s find out what that is. What kind of home, condo, duplex, or rental etc., are you looking for? The number of stories, bedrooms, bathrooms, garage spaces, location, and price. Don’t know where to start? I will gladly help you!

After completing the form so that we are on the same page with information, I will create a search for you where you can begin to see what is out there for the price that you can afford. This will help you determine what you can expect for the price that you are willing to pay. Of course, at first, you will see homes you like and don’t like. This will help us to narrow the search criteria. Then, once we have refined your search, and see the homes that are of great interest, it is time to go check them out. It doesn’t take long to see that being there can be very different from the pictures.
Once we go to the houses, I strongly recommend you take some notes, because if you’ve seen more than a couple, you may not remember which home it was that had the small closets, etc. These days, homes are going so quickly that if you see one that you like and it is priced right, or close, I recommend you make a move.
Making an Offer
What to offer? This is one of the most important functions of a realtor. Sure, you know you like it, and the seller is surely going to tell you why it’s worth so much, but is it? You must know the market to make an offer that makes sure that you are not spending more than you should. This a realtor can do by researching the specifics of that neighborhood in a very recent time frame. Though there are many services out there that will tell you the value, you will find that most of them are showing that homes are over-priced, under-priced, or using old information. It is virtually impossible for these national services to give you the specifics of any given market. This is true for short sales, HUD’s, or foreclosures, by the way. We’ve all seen all of the above over-priced.
Thinking about moving through with the offer? The first question I’m going to ask you is. How much do you like it? Why? What I really want to know is how willing are you to risk that it will get away from you. Now, it’s time to talk strategy. This is a strength I am proud of.
